Our Fees
Fee Structures
Before a search starts, we ask that our Terms and Conditions are signed and an upfront retainer is paid. This retainer is then deducted from the final success fee. It is the only cost prior to the success fee and is dependent on the brief given. Search length is dependent on requirements.
Additional professional services such as solicitors and surveyors can be recommended and they will charge you directly. With permission, Searchwells liaises directly with them on each Client’s behalf.
Property Purchase
A success fee is calculated as a pre-agreed percentage of the final purchase price and is payable upon exchange of contracts. The percentage charged depends on the brief given.
We search for properties from £800,000 upwards to £10m++. Property Search below £800,000 will incur a minimum fee cost.
Property Rental
A success fee is calculated as one month’s rent and is payable upon signing rental agreement.
Overseeing sales
A success fee is calculated as a pre-agreed percentage of the final sales price and is payable upon exchange of contracts. The percentage charged depends on the brief given.
Your Property Sorted – Post Completion Services
Costs are charged separately and in a different way to the property finding side of the business.
We do not mark-up supplier costs but charge an hourly or daily rate for our time. We invoice at the end of each month for the work carried out that month.
We pass on all trade rates to our Clients and do not take any money for recommending our contacts.
We may need to charge travelling time and expenses.
Due to the nature of the work undertaken, upfront costs may need to be paid to the supplier for materials etc. We will liaise with both parties to ensure that these are clearly detailed and invoiced.
Luxury Asset Search
For the highly specialised world of ‘the finer things in life,’ success fees are charged separately to the property finding side of the business and with a pre-agreed percentage according to the specific asset class and the brief given.
