Searchwells

A pre-agreed percentage of the final purchase price (+ Vat) is invoiced at exchange of contracts. The percentage charged depends on the brief given.

Before a search starts, we ask that our Terms and Conditions are signed and an upfront retainer of £1,500 + Vat is paid. This retainer is then deducted from the final success fee. It is the only cost prior to the success fee.

We do not charge any other expenses.

Additional professional services such as solicitors and surveyors can be recommended and they will charge you directly. With permission, Searchwells liaises directly with them on each Client’s behalf.

We search for properties from £800,000 upwards to £10m++. Property Search below £800,000 will incur a minimum fee cost.



Searchwells Etc.

Costs are charged separately and in a different way to the property finding side of the business.

We do not mark-up supplier costs but charge an hourly or daily rate for our time. We invoice at the end of each month for the work carried out that month.

We pass on all trade rates to our Clients and do not take any money for recommending our contacts.

With Searchwells Etc. projects, we may need to charge travelling time and expenses.

Due to the nature of the work undertaken, upfront costs may need to be paid to the supplier for materials etc. We will liaise with both parties to ensure that these are clearly detailed and invoiced.
