1. Initial No Obligation Contact
• We'll answer any questions you have about home finding and the services
we offer
• We'll discuss your current property situation and status
• You outline your ideal next home purchase, inclusive of location (if known),
style, size & budget
• We agree a mutually convenient time to meet on a no obligation basis
2. Detailed Briefing
• We’ll meet with you (and your family as relevant) at your convenience
• Review your current property situation in detail and advise accordingly
• Discuss your next home purchase requirements and agree a Search Brief.
• Agree search and acquisition budget, timings and methods of contact
• Searchwells will then confirm the ‘Home Search Brief’ in writing.
3. Search, Information Gathering & Pre-Views
• We research and contact all known sources both 'on’ & ‘off' market
• We pre-view properties and then further research suitable finds, to identify
best purchase opportunities
• Maintain ongoing contact with you as pre-agreed
• Searchwells to arrange convenient viewing schedule(s) as required
4. Your Viewings
• Accompanied viewings take place at your convenience and, as necessary
• Searchwells further assess preferred properties and refine brief, if required
• Searchwells further investigate 'sales chain' of any preferred property
• At this stage, and as necessary, Searchwells will also take you on a
familiarisation tour of your chosen area so that you can ‘place’ a property
within its own locality.
5. Negotiation
• Review comparable local pricing and discuss offer price
• Discuss tactics.
• Proceed with negotiations on your behalf.
6. Oversee Conveyancing
• We work with you to ensure that you proceed to exchange as quickly as
possible
• As property search agents we are able to proactively manage all parties
• Oversee entire process on your behalf
• We can recommend known, experienced and local professionals including
*solicitors, surveyors, local planning advisors, building contractors, etc.
7. Moving On and Moving In
• As exchange approaches we can advise on moving dates, removals
companies and your general plans leading up to your moving day,
culminating in a very useful checklist
• If you wish we can also manage all utility and change of address
paperwork.
